services focus on providing EPI clients with a summary of
environmental concerns associated with the subject property
and a recommendation for further investigation or remediation,
if warranted.
Current and potential
clients are owners, prospective buyers, developers, lenders
and insurers. A Transaction Screen Analysis would be performed
for a real property transaction where the collateral value
is low, the loan amount is low or where the parties to the
transaction possess an adequate level of environmental sophistication
to make a risk-based decision regarding the transaction.
A Phase I Environmental
Site Assessment includes a compilation of readily available
information to ascertain the potential environmental liability
associated with a property. This information is obtained through
federal, state and local record searches, site visits and
vicinity surveys.
A Phase II Environmental
Site Assessment is an intrusive investigation that may include
subsurface exploration, water, soil and waste sampling and
chemical analysis.
